Albemarle County Proposes Property Tax Hike in FY26 Budget - Albemarle County’s proposed Fiscal Year 2026 budget totals $642.4 million and includes a property tax increase to fund county operations and capital projects. The recommended budget, presented by the County Executive, raises the real estate tax rate by 4.7% to $0.894 per $100 of assessed value, and increases the personal property tax rate by 8.1% to $4.28 per $100 of valuation.
This comes on the heels of rising property assessments in January, with White Hall District seeing an average increase of 5.1%. Combined, these changes will result in an effective year-over-year tax increase of nearly 10% for many Crozet residents.
For homeowners, this means a higher tax bill. With a 5.1% increase in property assessments, a house previously valued at $500,000 would now be assessed at $525,500. Combined with the proposed tax rate increase, the new annual property tax would be $4,698, approximately up $428 from the previous year.
The budget proposal now heads to the Board of Supervisors for review, with public input and potential revisions before final approval. If you have any comments, you can email the Board of Supervisors at [email protected] or contact White Hall Supervisor Ann Mallek at 434-996-6159 or [email protected].

Albemarle Supervisors Debate Growth Area Land Swaps - At their February 19 meeting, the Albemarle County Board of Supervisors debated the idea of geographically expanding the County’s growth areas by swapping out unbuildable development land—due to steep slopes, streams, or underutilization—for bordering rural land.
Chair Jim Andrews opposed the idea, while White Hall Supervisor Ann Mallek raised concerns that expanding the growth area could reduce existing affordable housing and complicate the county’s housing goals. However, she remained open to case-by-case considerations. Rio District Supervisor Ned Galloway saw potential benefits, particularly in his district, where stream buffers severely limit developable land.
A key question left unaddressed was whether these swaps would be district-specific—meaning reductions in one district’s growth area would be balanced within that same district—or if reductions in areas like Rio or Scottsville could be used to expand growth areas in Crozet.
